The Real Estate Agent is employed by the Vendor to act for the Vendor so you are alone when you sit down with the agent to sign the Agreement for Sale and Purchase.

Do you understand the obligations imposed on you under the Agreement for Sale and Purchase?  Does it record your intentions?  Is your deposit protected?  Are you able to complete investigations on one of the biggest investments you will make in your lifetime?   Don’t make a mistake and fail to complete those enquiries.

There are many stages in the buying process including finding the right property, making an offer, entering into a contract, completing due diligence (your homework), liaising with your Bank, liaising with your solicitor, either cancelling the contract or making it unconditional.  Once you have an unconditional contract to purchase the property you are obligated to pay the balance of the purchase price on the settlement date nominated under the contract.

  • assisting with the transactional conveyancing by explaining each step, helping you complete the Land Transfer Tax Statement; signing of the Authority and Instruction; advising you of the specific instructions you need to give your solicitor; giving advice regarding the pre-settlement inspection and informing you of the settlement procedure and what you can expect to happen on settlement day, to help you minimise your legal fees
